Lakeland House & Hollands Cafe sit in the heart of Coniston village, just a 10 minute walk from the shores of Coniston Water. We're the perfect choice for guests seeking peace and tranquility with all en-suite contemporary rooms most of which have spectacular views of the village, surrounding fells and Coniston Old Man. Free WiFi internet access available throughout and a huge choice of walks are direct from your door. Coniston is a great central base for exploring the Lake District, with easy access to cycling trails in Grizedale Forest, pony trekking with local stables and sailing on the lake.
Boutique rooms and suites are appointed to a high standard, retaining Victorian character and equipped with all modern amenities. Our luxury Lookout Suite (Room 11) on the second floor features a double bed with stand alone bath, a separate twin bedded room and a bathroom with a shower. Three further rooms and a suite are located on the second floor (Rooms 8-11) all immaculately furnished and inclusive of a home-cooked breakfast.
Rooms 1, 6 and 7 are Superior Double King-size Rooms, Room 2 is a Superior Twin Room, Rooms 3, 5 and 9 are Comfortable Double Rooms, Room 4 is a Superior Single, Room 8 is a Budget Double (available for single or double occupancy), Room 10 is a Standard Twin and Room 11 is a Suite with double and twin.
Pets are welcome in Rooms 1-7 (1 pet per room).

Our informal dining area offers a welcoming atmosphere for breakfast which is served between 8am and 9am. A varied breakfast menu includes a buffet table featuring fruit juice and cereals, a full cooked Lakeland Breakfast with Cumberland sausage and free range egg or a cooked Vegetarian Breakfast alternative.
Lighter cooked options include Eggs Benedict, Eggs on Toast, American Pancakes served with maple syrup and crispy bacon or opt for our Breakfast Bun with Cumberland sausage, mushroom, bacon, egg and tomato. Special diets can be catered for with prior notice.
For those on the go - early (or late) breakfasts are available, just grab a breakfast bun and either tea or coffee available from 8am to 10.30am.
At our internet café we serve a wide selection of drinks and snacks throughout the day including our popular all-day breakfasts. The setting is relaxed and free WiFi is available to customers. View our sample Cafe menu on our website.

Our B&B and adjacent Hollands Cafe are located in the centre of Coniston village just opposite the main village car park.
For Satnav Users the post code is LA21 8ED. From the M6 Junction 36, if you use “shortest route” on your satnav, it may take you across the Windermere car ferry – this only runs during daylight hours and may not operate in adverse weather conditions.
By Car - From the north or south, leave the M6 at junction 36 and take the A590 as far as Greenodd, then turn right signposted Coniston.
Bus services to Coniston run from Ulverston or Ambleside and bus stops are located just outside our door.
