    Perfect for exploring Exmoor, The Linhay is a cosy annexe apartment retreat in a beautiful rural location near Simonsbath in the National Park.  The Linhay is self-contained and attached to Emmett's Grange Farmhouse dating from the 1840s with spectacular surrounding grounds covering 900 acres.  Accommodation is on the ground floor and ideal for couples with a cosy log fire and all modern amenities including WiFi.  Walking and cycling are direct from your door and pets are welcome.


    Living SpaceOpen plan ground floor living space with a sofa, TV, DVD player, woodburner, a dining table and a double bed.
    Three steps are down to a separate kitchen and a bathroom.
    The fully fitted kitchen includes a cooker, fridge, microwave, kettle, toaster and all essential kitchen accessories.Outside

    French doors lead out from the living area to a private patio with a table and chairs ideal for al fresco drinks and dining during the warmer summer months.


    Ample off road parking is adjacent to the apartment. 


    Other Things to Note

    WiFi internet access is available and all programmed central heating and electric is included in booking.  Bed linen, towels and blankets are all supplied - please bring along your own beach towels.


    A welcome hamper of local produce is available on arrival along with essentials such as tea, coffee, sugar and cleaning materials. 


    Guests are welcome to bring along their own horses for an additional fee - stabling facilities are onsite.  Dogs are also welcome by prior request and for an extra fee.  Please note dogs are not allowed on furniture and please do not leave them unattended in the property.


    Accommodation is strictly non-smoking throughout and living space is not suitable for children or the less mobile.

    Check-in is from 4pm on arrival day and check-out is by 10am on departure day.  Short breaks are available.

    The nearest village is Simonsbath which has a great local inn serving food.  The Exmoor Forest Inn is around 2.5 miles from the property and various Exmoor villages nearby have character pubs and shops. 


    A Sainsburys is around 9 miles away and the large town of Barnstaple is 15 miles away.  The range of activities available nearby includes tennis, horse riding and fishing.  Woolacombe on the coast is 35km away.
