The property is ideally located in the heart of Coniston village, just a 10 minute level walk from the shores of Coniston Water, and a short stroll from village inns, shops and amenities. Spectacular views of the central fells surround this spacious property which is beautifully appointed throughout, featuring eight generous sized bedrooms, two of which are en-suite. Two sitting rooms each have cosy log fires and outside a large garden has patio seating areas and BBQ equipment. Other superb features include a games room with pool table, WiFi and ample off road parking for 5 or 6 cars.
Living Space (Ground Floor & Cellar)
The front door opens into a large hall featuring the original wooden staircase up to first and second floors.
The house is exceptionally well equipped, with two sitting rooms, one spacious with contemporary furnishings and a large bay window opening out to a cosy balcony. The second sitting room is a 'cosy snug' (originally the library) furnished in a traditional style with a selection of games, books, maps and local guides available. Both sitting rooms include open log fires, TVs with Freesat channels, stereos, DVDs and videos.
A generously sized kitchen and utility room are to the rear of the hall, leading into a ground floor shower room with wc.
The kitchen is fully fitted and equipped with all you'll need for special celebratory meals and entertaining. Appliances and essentials include a large range style cooker, a microwave, fridge and all necessary crockery, glasses, cutlery, pots, pans and electrical equipment.
A large dining area is also available seating 14 to 16 adults (or 18/20 adults and children). French doors lead out to the garden at the rear.
The utility room contains two dishwashers, a washing machine/tumble dryer, a larder fridge and chest freezer.
The cellar has been converted into a great games room with a pool table and a full sized slate-bed.
Bedrooms / Bathrooms (First & Second Floors)
Eight bedrooms are available sleeping up to 20 guests in luxurious comfort.
First floor - bright and spacious landing area and four bedrooms including 1 double en-suite, 1 double with a cosy double sofa bed, 1 double with wash basin, 1 twin with wash basin, 1 large bathroom with a bath and shower over, wc and wash basin, 1 small separate wc with wash basin and a drying cupboard.
Second floor - also with a spacious landing and four bedrooms including 1 double and a single bedded room with en-suite facilities, 1 large family room with a double bed, single bed and an extra pull out single bed, 1 twin, 1 double with fabulous views and a fully fitted bathroom with a bath/ shower over, wash basin, wc and great views. A comfortable put-you-up bed for an additional guest can also be set up on the landing if required.
Outside there are spacious, beautiful gardens and a patio area with outdoor furniture. The garden is enclosed and is safe for children, with fences and gates. The veranda is to the front and rear of the property.
A garden shed contains children's outdoor games and a barbecue for guests' use.

Weekly rentals usually commence on a Friday. Short breaks are available - 3 night weekend breaks starting on a Friday and 4 night midweek breaks also starting on a Friday.
Arrival is from 4pm and departure by 10am.
Around and About
The House is a 2 minute walk from Coniston village amenities including a post office, four pubs and several cafes and restaurants all serving food. A play park is just opposite the property, and in the summer holidays the school adjacent to the house opens its tennis courts and swimming pool to the general public - please ask us for details.
Coniston is a great base for all outdoor activities, walking, fishing, canoeing, bike riding and painting. The village is also conveniently placed for touring the surrounding Lake District including Ambleside, Grasmere, Windermere and Hawkshead.
Leave the M6 at junction 36 and follow signs to Kendal and then Windermere. From Windermere follow signs to Ambleside and from Ambleside follow signs to Coniston. Continue on the road through Coniston village until you see the petrol station on your left.
Take the next left at Spindles Restaurant, onto Lake Road. The back entrance (loading/ unloading only) to Kirkbeck House is 50 metres down on the right, the front entrance and car park are further down opposite the children's playpark.
