Dating form the early 1840's, Emmett's Grange near Simonsbath is an impressive country house set on a 900 acre estate within Exmoor National Park. Sitting at 1250 feet above sea level, it is thought to be one of the highest farms on Exmoor and its fantastic location provides the ideal spot for larger family or group celebrations. This spacious property retains lovely features including three wood burner stoves, two open fires and there is a charming annexe for two on the ground floor for guests wanting their own space.
Equestrian facilities can be found onsite and other key features include a games barn and swim spa with Jacuzzi.
The six bedrooms are presented as a triple bedroom with ensuite bath/ shower room, a double with ensuite bath/ shower room, twin bedroom with ensuite bathroom, a further double bedroom, twin bedroom, family bathroom and a final large bedroom with bunk beds and two single beds which has an ensuite shower room. A cloakroom can be found on the ground floor.
The ground floor annexe has a double bed, a bath/ shower room plus its own seating area with a wood burner and kitchen.
The property has a large lawn garden boasting fabulous views over the estate and an al fresco dining area. There is also a croquet set, swim spa with Jacuzzi at one end, a games barn with ping pong table and plenty of parking.
Short breaks of three nights may be available. Check in time is 4pm and please vacate by 10am on your final day.
A maximum of three dogs are welcome per booking at a charge of £15 each per stay. Dogs are not permitted in the formal, carpeted areas, on the furniture or upstairs. They are also not to be left alone in the property.
There are twelve stables and guests can bring their horse at a charge of £15 each per stay which covers stabling, bedding and grazing.
