About this Bed and Breakfast

 Our attractive Edwardian house is situated in Lynton, a mere stone’s throw from the entrance to the Valley of Rocks. We offer immediate access to picturesque walks and cycling routes in Exmoor National Park, as well as a comfortable place of refuge at the end of a full day.

At The Denes, we focus on traditional, locally-sourced, high-quality food and comfort; yet we offer all the essentials of modern living, including en-suite bedrooms, free wi-fi and free parking.

We have facilities to store and dry boots and waterproof clothing. In our spacious dining room, you will find a selection of information leaflets about local attractions and Ordnance Survey maps, which may be borrowed. A range of novels and board games is available for a relaxing evening.

We are open from February half-term until the end of November each year. You can be sure of a warm and friendly welcome, whether you are visiting us for the first time or are a returning guest.  

Bedrooms / Bathrooms

All our bedrooms are en-suite and each has its own view of surrounding countryside. Each is equipped with flat-screen tv, wi-fi, clock/radio, hairdryer and tea & coffee-making facilities; and the beds have Egyptian cotton sheets for ultimate comfort. We also have two family rooms accommodating two adults and one child (4-15 yrs).


We pride ourselves on the excellence of the food and service we provide. Our broad choice of breakfast is our trademark. As far as possible our ingredients are locally-sourced, with our bacon, sausages and free-range eggs coming from a local butcher and farmer. Gluten free products always available.  

Around and About

Lynton is situated in the North Devon Coast Area of Outstanding Natural Beauty on the edge of Exmoor National Park. The park has the added distinction of being designated the first International Dark Sky Reserve in Europe. One of its most renowned landmarks – and almost literally on The Denes’ doorstep – is the Valley of Rocks. This dry valley runs parallel to the North Devon coast and is noted for its spectacular geological formations, its wild goats and its stunning views.  


 Check in is from 3pm until 9pm and rooms must be vacated by 10.30am on the day of departure. Sorry – we are unable to accommodate pets and the guesthouse is strictly non-smoking.
