We have a choice of double, triple, twin and family rooms and we can offer single occupancy in a double at a slightly reduced cost. Each room is beautifully decorated, with en-suite facilities, a satellite TV and a DVD player, a hairdryer, a radio alarm clock and a CD player. Complimentary toiletries and light refreshments are included, and some rooms have king-sized or super-king beds. Most rooms have use of our WiFi connection.
We also offer a cottage style one-bedroom apartment providing more space and comfort with a double en-suite bedroom, lounge/dining area and a kitchenette with a fridge, microwave, toaster and kettle. The apartment includes a TV and games console for your entertainment.
We serve full English and vegetarian breakfasts, cereals, tea/coffee, fruit and yogurts. Breakfast is served in our charming breakfast room and we use only the finest produce for our deliciously tasty full English breakfasts.

For the comfort of all our guests we're a no-smoking guest house throughout. Unfortunately, we are unable to accept children under ten years of age. Parking in the area is on-road and plentiful and we can offer permits.
Guests that stay two nights or more can enjoy free use of the facilities at the Old England Spa in Bowness, which boasts excellent leisure facilities including a 20m heated pool, sauna, steam room, technogym and spa.

In the event of a cancellation the full amount of the booking will be payable; we will refund any nights we are able to re-let (except first night). We recommend travel insurance to cover bad weather or illness, as our cancellation policy applies in these instances.
By car take M6 junction 36 and follow the signs for Kendal then Windermere. At Windermere turn left (sign posted Town Centre) follow the one-way system through the town. Oak Street is the second left turn after the Post Office off this road. By rail, turn left from the station to the Tourist Information Centre and keep left passing the Elleray Hotel, the Queen's Hotel and Barclays Bank. Oak Street is the second left turn just after the Post Office. By Coach, National Express coaches stop at the Tourist Information Centre.
