About this Holiday Cottage

Perfect for families or outdoor enthusiasts, Timley Knott is a peacefully situated Coniston cottage built into a bank with double storey accommodation to the front and triple storey rooms to the rear. Tastefully decorated throughout, the property offers delightful views over Coniston Water and the nearby Grizedale Hills. Short breaks are welcome and there is secure outdoor gear storage provided should you wish to bring bikes or canoes/ kayaks.


The living accommodation is all set on the ground floor and features lovely views to both the front and rear of the property. There are French doors leading out onto a small balcony with lake and roof top views, a wood burner stove and modern entertainment facilities such as a large curved Smart TV, Blu Ray/ DVD player plus a selection of books and games.

The well equipped kitchen also offers beautiful views over the lake along with an electric oven, gas hob, dishwasher, fridge/ freezer, microwave and filtered water on tap. A separate utility room houses the washing machine, tumble dryer and extra fridge.

Bedrooms / Bathrooms

  • First floor twin bedroom with country and fell views, a Smart TV and ensuite shower room
  • First floor double bedroom with king size bed, lake views, Smart TV and access to the house bathroom with overhead shower
  • Lower Ground Floor self contained bedroom with king size bed, ensuite shower room, Smart TV, French doors and small kitchenette. Please note that this room is not accessible from within the house so would not be suitable for young children.
  • Ground floor cloakroom with WC


The first of two outdoor seating areas can be found just outside the kitchen door and this features a table and chairs seating six, glass panels for shelter, an all weather barbecue and beautiful views over Coniston Water. The is a second seating area accessible via the self contained bedroom at the rear and other features include a neat lawn garden, plenty of wildlife and a stream.

Walkers and cyclists will also appreciate the secure storage for bikes/ kayaks and direct access into the utility room which is ideal for storing boots and coats.

Other Things to Note

The rental price includes gas central heating, bed linen, towels, electricity and Wi-Fi. Cots and high chairs can be hired at £5 each per stay. 


Short breaks of three or four nights may be available. Please note that we do not accept pets.

Around and About

Coniston Village can be found a short walk away and local amenities include The Ship Inn, shops, restaurants and pubs. Scenic walks along the disused railway and lakeside are also located closeby. There is also a bus stop less than a two minute walk away.
