Sunnyhill is aptly named!  As a south facing property it is filled with light, and benefits from superb long distance countryside views.  Situated in the welcoming South Devon village of Blackawton, the views can be enjoyed from one of the many generously sized south facing rooms or if the weather is good, from the railed balcony stretching across the entire back elevation of the house.  Sunnyhill has recently been refurbished and boasts a welcoming and modern home from home feel.  This is complimented by the very spacious lounge with its wood burning stove and the large open plan dining/ kitchen, perfect for families or small parties alike.  Blackawton, is situated a short drive from Dartmouth, Totnes and Kingsbridge – all of which have farmers markets.  It is close to the superb beach at Blackpool Sands; crabbing at Dittisham and Woodlands family theme park as well as Dartmouth Golf Club and Dartmouth's famous steam train.  Blackawton provides a quiet tranquil holiday location as well as very good dog walking and also boasts a tennis court, a riding school, an excellent children's play ground, two locally renowned pubs together with a thriving community shop selling fresh local produce.  A complimentary voucher is generously supplied so that the shop's delicious delights can be sampled.


Front door opens into entrance hallway with space for coat hanging and shoe storage.  Large open plan dining kitchen roomDining area with bay window and table to comfortably seat 8 with additional chairs and table for larger parties.  Modern kitchen with cream shaker units, breakfast bar with stools and double patio doors opening onto the south facing balcony.  Equipped with ceramic hob, double electric oven and integrated microwave, a separate plate warmer, fridge / freezer, dishwasher, washer dryer and a DVD player suitable for playing music CDs.  Double doors open into adjoining superb spacious triple aspect lounge with a wood burning stove, two sofas, five arm chairs, 42" 3D Smart TV with USB and DVD.  Double patio doors open onto the south facing front balcony and an additional patio door opens onto the side decking.  Ground floor cloakroom with WC and basin.  First floor landing:  Bedroom 1 is a spacious, dual aspect room with stunning views overlooking the garden and countryside beyond, king size bed, Smart TV.  En suite with Jacuzzi bath and shower over, WC, basin, heated towel rail and plentiful vanity cupboards.  Bedroom 2 also boasts superb southerly views with double bed and TV.  Bedroom 3 has twin 3ft single beds with additional two floor level pull out single truckle beds - please note that one truckle bed is 3ft and the other is a slightly smaller 2ft 6" bed.  Bedroom 4 with 3ft bunk beds.  Modern family bathroom with bath and shower over, heated towel rail, WC and basin.  Very useful heated drying cupboard with shelves and hanging rail.

Please note:  There is limited floor space if all 4 beds are used in bedroom 3.  The property is ideally proportioned to suit up to six adults and up to four children.


Superb sunny south facing railed balcony which spans two sides of the property and which overlooks the garden and benefits from long distance views over rolling fields.  Steps down to fully enclosed lawned and lightly tiered sloping garden, which is planted with mature shrubs.  The balcony is furnished with patio table and chairs.  The area under the balcony offers lots of potential for children to make dens.  Second south facing private patio area to the side of the property is equipped with large garden table, ten chairs and barbecue.  A separate area beside the front door is ideal for playing ball against the wall.


Parking available for up to 4 cars or 3 cars plus small boat trailer.
