This friendly, family- run Bed and Breakfast Guest House has recently been refurbished, and offers comfortable accommodation in a beautiful location. Choose from twin, double, king size and family size rooms - whatever your needs, we will have the perfect guest room for you.
All eight of our bedrooms have modern en- suite bathrooms (except for room 1 which has a private bathroom across the landing,) as well as other great facilities such as Freeview- enabled TVs with DVD players, hair dryers, and a hospitality tray with tea and coffee making facilities.
An extra bed for children can be added to some of the bedrooms, but please enquire for details.
Breakfast is served in our dining room between 8am and 9am.
Some of the options available on the breakfast menu include a 'Full Cumbrian' with Bacon, Cumberland Sausage, Egg (fried,) mushrooms, tomatoes, baked beans and hash browns. Black Pudding is optional. Smoked Scottish salmon, crispy smoked bacon and brie, kipper fillets, warm croissants and porridge laced with Drambuie.
Fresh filter coffee, Lakeland tea, English breakfast, Earl Grey, Darjeeling and fruit tea are also available. We can cater for special dietary requirements, please just ask.
Strictly no smoking. Free WiFi. Private onsite car park. No pets allowed. Check in from 4pm, check out by 10am.
We recommend that guests take out holiday insurance in the event of a cancellation, as a cancellation within 7 days or less will require you to pay 80% of the total cost of the booking.

Elm House is within easy reach of a number of popular attractions, such as Trotters World of Animals in Bassenthwaite, South Lakes Wild Animal Park in Dalton in Furness and Hutton in the Forest House and Gardens.
Closer to home, just around the corner from the guest house is The Granny Dowbekins Tea Rooms, The Ullswater 'steamers' and Lakeland boat hire.
The area is particular popular with walkers, with a number of designated routes of varying difficulty in the surrounding countryside. Some of these include Lanty's Tarn Circular Walk, Glenridding to Howtown and the Aira Force Circular Walk.
Penrith is conveniently located with easy access to the M6, A66, and has a mainline train service running through.
