About this Bed and Breakfast

Set in 2 acres of natural gardens, Bishopsdale Oast near Ashford is a truly unique guesthouse with four high quality rooms in the heart of the Kent countryside.

Our traditional 1700’s hops mill has a lot of the original brickwork and wooden beams perfectly blended with convenient guest facilities including Wi-Fi access, free parking and secure bike storage.

The extensive gardens are interconnecting and feature beautiful wildlife ponds, relaxing patio areas, a quiet ‘dell’ of trees and flower beds filled with wildflowers.  

Bedrooms / Bathrooms

We have four generously sized guest rooms with views over our gardens and the 15 acre deer park next door. Each room has a Freeview TV and tea and coffee making facilities.

Kiln is a beautifully presented en-suite double room with a super king size bed and its own separated seating area. The en-suite has a bath and hand shower.

Ghillies is a super king size room with en-suite shower room and picture windows with views over the gardens.

The Pine is a super king size room with a large private bathroom complete with under floor heating, a slipper bath and a walk in shower unit.

The Garden Room has its own private covered terrace and en-suite bathroom with shower.  


Breakfast is served between 8am and 9am and includes a wide range of cooked and continental style choices.

Options include cereal, fresh fruits from our garden, croissants or Brioche and natural yoghurts followed by a full English breakfast or lighter options such as scrambled egg or bacon sandwiches.

Vegetarians are well catered for and we have veggie breakfast options readily available. Other dietary requirements can be catered for with prior notification.  


Enjoy our delicious three course dinners available each night and inclusive of a starter, main course and dessert. Food is locally sourced whenever possible and we are able to cater for dietary requirements with notification.

Other Facilities

The traditional guest lounge is a beautifully presented room, formerly used as the kiln for drying hops. The room is set under ceiling beams and has a large wood burning stove set in a stone fireplace and comfortable sofas.

Ironing facilities are available in the guesthouse.


Our magnificent gardens and grounds stretch over 2 acres and guests are very welcome to enjoy them throughout the seasons.

Wildlife ponds, relaxing patio areas and secret dells of trees and unusual wildflowers are all interconnected.There is a large garden terrace accessed via the lounge covered by a striking rose canopy - ideal for watching the sunset on a summer evening.

We also grow and collect fresh fruit and vegetables from our gardens which are used in our breakfasts and dinners.

Around and About

Our beautifully hop mill guesthouse is situated in a peaceful area in Kent, also known as the Garden of England with outstanding views over the nearby Deer park and rolling Kent countryside.

We are centrally located for touring Kent and its many castles, National Trust houses and gardens, wildlife centres, museums and steam trains leading towards the fairy tale Bodiam Castle and the picturesque countryside villages and coastal towns.  


Short breaks are available throughout the year at our guesthouse. Check in is between 3 30pm and 9am and rooms must be vacated by 10am on the day of departure. Sorry - We are unable to accommodate children under the age of 14.  


Travelling by car, we are only minutes from the lovely old town of Tenterden. Conveniently located only 1 hour from the Channel ports and London, 45 mins from the Channel Tunnel and 25 mins from the Coast.

Once on the Cranbrook road. look out for a sharp bend with a post box and our sign, take the small lane and follow the signs for Bishopsdale Oast.

Please Note: When you get to the postcode destination you will need to carry on for 100 yards and turn right.
