About this Country House

Ladywell House is situated in a quiet and peaceful location on the edge of the historic and beautiful village of Falkland, surrounded by hundreds of acres of farmland.  Perfect for larger families, this 19th century former manse is set within an acre of walled gardens with patio furniture, plus a trampoline and swings for children.  The property is the former home of Frances Shand-Kydd, mother of the late Diana, Princess of Wales, and was visited by Diana and her sons, Princes William and Harry. 

The accommodation at Ladywell includes six bedrooms, five bathrooms, a dining kitchen with AGA, a light and airy conservatory, a large drawing room with open fire, a dining room which can seat twelve and a comfortable TV room with flat screen TV.  Short stays of three or four nights may be available - please contact us for further details.

Living Space

Living space is light and airy with working shutters, central heating, an open fire and an Aga in the kitchen keeping the property warm and cosy.

  • A grand Georgian style Drawing Room features a cosy open fire, charming antique furnishings and old masters.  This room has very comfortable sofa seating and with the open fire is a perfect space for relaxing with family and friends.
  • The dining room has a large table and chairs seating 12 to 14 guests - ideal for socialising and entertaining.  Elegantly styled, this room includes a coal-effect gas fire and two windows with views across North Fife.
  • A TV room contains a flat-screen TV, DVDs and a coal-effect gas fire. 
  • A bright and fully fitted kitchen/ diner has an AGA and an electric hob, a microwave and an AGA toaster which makes great toasties, a fridge/freezer, a dishwasher and an integrated fridge.
  • Utility area next to the kitchen with a washing machine and a separate drying room with plenty of space for storing coats, wet gear and wellies.
  • The bright and airy conservatory with double glazing is spacious and west facing making it warm and cosy even on colder days. This room is ideal as a breakfast room, for taking tea or simply a space for relaxing in the easy chairs.

Bedrooms / Bathrooms

The bedrooms at Ladywell House comprise one family room, three twin rooms and two double rooms with the rooms originally named in honour of their connections to local landmarks and royalty.

  • The bedrooms include the beautiful 'Shand-Kydd' Room, a superior double room with a king-size bed, two huge windows and an ensuite with roll top bath and walk in shower.
  • The 'Palace Room', a twin room includes an ensuite.
  • The 'Wills Room' is a perfect family room with a double bed, a single bed plus a further pull out bed for one child. 
  • The neighbouring 'Harry Room' is a spacious twin room with seating area.
  • The Harry Room and the adjacent Wills Room share a bathroom.
  • The 'Lomond Room', also a twin, has a private bathroom with luxurious free-standing bath.
  • The final room, a double the 'Diana Room' was decorated specifically for Diana, Princess of Wales and this decor in yellow and blue has been retained.  This room is also well equipped with an ensuite shower room.

Outside

The house has ample outdoor space including a sunny south and west facing terrace and an acre walled garden featuring a trampoline and swings.

The house is available for weekly bookings and for short breaks of 3 or 4 nights - please enquire direct.  

Around and About

At the foot of the Lomond Hills, Ladywell House in Falkland is the ideal base for exploring the surrounding area with great attractions including Falkland Palace, The British Golf Museum, The Scottish Deer Centre, Knockhill Racing Circuit and Crail Pottery all set within a twenty minute drive.  Best beaches are within 30 minutes at Aberdour.

The property is just a 30 minute drive from championship golf courses at St Andrews.  Over 50 golf courses are within a 30 mile radius of the house, including a local Falkland 9 hole golf course. 

Enjoy pleasant walks around the village or along the nearby Fife Coastal Path.  Ladywell House is also ideal for cycling breaks and there are 300 miles of signposted routes in the surrounding area to suit all abilities.  Local amenities include an award winning tea room, small pubs, restaurants and shops.

Location

The country house sits in the centre of Fife within 40 minutes of Edinburgh, Perth, Dundee and St Andrews.  The nearest train station at Markinch is just 7 minutes away.  Edinburgh and Dundee Airports are within a 40 minute drive. 

Buses run regularly to Falkland and there is a bus stop within a 5 minute stroll of the house.
