About this Bed and Breakfast

Welcome to Newcourt Barton Bed and Breakfast near Cullompton. Situated in the heart of the Devonshire countryside, our award winning accommodation is perfect for relaxing family holidays or romantic breaks. We are situated just twenty minutes from City of Exeter and offer excellent facilities for touring guests exploring the local area being just four miles from Junction 28 of the M5.

Bedrooms / Bathrooms

  • The Ash Room - a delightful dual aspect double ensuite room furnished with Dorma bedding and Laura Ashley accessories. There is also a solid oak bed, plenty of storage and a modern shower room.
  • The Elm Room - a beautiful dual aspect family room offering wonderful views over the surrounding countryside. This room is presented with a double and single bed plus has the flexibility for an extra cot or single bed. The accommodation can sleep up to four people and has an ensuite shower room.
  • The Oak Room - our attractive self contained annex with separate entrance and spacious accommodation with exposed beams. There is a comfortable double room, an adjoining twin and a separate ensuite shower. We can also add an additional cot or bed on request and this room can sleep up to five people.

All guest rooms are well appointed with free Wi-Fi, digital TV, a well stocked hospitality tray, seating, a radio alarm clock, hair dryer, soft white towels, bathrobes and complimentary toiletries. We have also supplied magazines, information leaflets and guide books.


Our award winning farmhouse breakfast is freshly cooked to order and includes meats from our local butchers and local farm fresh eggs. We also serve a choice of cereals, yoghurt and juices along with a range of speciality dishes. Choose from Eggs Benedict, a choice of eggs, tomatoes, beans or mushrooms on toast or a bacon/ sausage sandwich. Our breakfast also includes brown or white toast with homemade marmalade, local honey, jams and spreads.

A continental breakfast can be served in your room and we can cater for special diets including vegetarians and gluten free.

Other Facilities

Guests are welcome to relax in the large enclosed garden which has a play area with trampoline for our younger guest. We also have a comfortable guest lounge with a piano, TV, videos, games, puzzles and books to keep you entertained. Guests will also find a fridge and microwave in the lounge and we can supply a cot and high chair for children. Babysitting may be available by prior arrangement.

We also have four coarse fishing ponds which are well stocked with Tench, Bream, Carp, Golden Orfe and Golden Rudd. Parking can be found adjacent to the ponds and there is a WC closeby.


Our check in time is between 4pm and 7pm with check out by 10.30am required on your departure day. We can allow for flexibility regarding arrival and departure times by prior arrangement.

Our accommodation is non smoking and pets may be accepted on request.

From the M5 - the main road way!

Exit M5 at Junction 28. Head for Cullompton town centre taking the B3181 towards Broadclyst/Exeter. Continue for approximately 3 miles out of the town and at the Merry Harriers Public House turn left – following signposts to Langford. Immediately after hump back bridge turn right. Newcourt Barton is situated at the top of the road on a T. Junction on the left.

From the A30 - through the country lanes way!

Exit the A30 at ' Iron Bridge ' exit signed for 'Ottery St Mary'. Follow the signs for Fairmile/Escot. At Fairmile turn right to Escot. Follow local road for 6 miles through the villages of Talaton and Clyst Hydon. One mile out of the village of Clyst Hydon you will pass a row of red brick houses on your right hand side, Langford Green. Take the next turning left following signpost to Langford. Newcourt Barton is situated at the top of the hill on a T Junction on the left.
